What would I enjoy if I lived in Lake Thomas Woods? I can think of at least 3 very quickly. I am sure there are more.

1. This community is all Custom Homes ranging in different sizes and looks, all well maintained.
2. The location is perfect. Just moments away from the Polk Parkway giving you access to Lakeland, Orlando, and Tampa. Grocery shopping is only 5 minutes away.
3. There is no homeowner's association. That is correct. No HOA or CDD.

We are finally getting some relief with cooler weather as we go into October. The Holiday months are coming with Thanksgiving in November and then Christmas in December. It is true. November is less than 3 weeks away. By the way, we have no snow in the forecast here in Central Florida. Lol.

Yes, I hear this request all of the time. It is true. Most Custom Homes are built in communities governed by a HOA (Homeowner's Association) and may include a CDD (Community Development District). HOAs charge monthly, quarterly, semi-annual, or annual fees where CDDs are included in your property tax bill sometimes raising your property taxes two to three thousand dollars a year.

The biggest complaint I receive about HOAs is not the fees but rather the restrictions on the outside of your property. Some communities are very strict on the outside appearance of the homes.
