I have noticed more and more homes are being sold with solar panels. Many Homeowners have acquired solar panel systems in order to reduce their electricity costs. While this is a desired approach for many homeowners, there are considerations when you are buying or selling a home with solar panels.

Solar panels can be owned outright, leased, or financed over a number of years. The best situation is if the solar panel system is owned outright without a lease or financing. If the seller has a balance due, then they should consider paying off the system at closing. The system typically remains with the home as a fixture and the buyer's purchase is a standard real estate transaction.

Citizen's Insurance approved to depopulate another 125,000 policies

Citizen's Insurance, Florida's insurance of last resort, was approved to transfer another 125,000 policies to 4 other insurance providers namely, Slide Insurance, Florida Peninsula Insurance, Edison Insurance, and U.S. Coastal Property and Casualty Insurance the end of October 2023. Citizens efforts to reduce their policies started a couple of months ago when then moved 100,000 policies to other providers. This effort will move another 125,000 policies. If you are insured by Citizen's, you should receive a letter in the mail explaining the switch.

Hometown Heroes Loan Program is Back with $36,000,000!

Florida Housing announced they have granted another $36,000,000 to the Hometown Hero Loan Program. This will be the 3rd funding to this successful program. The funds go quickly so act now if you missed the last 2 fundings. Another funding is not expected until sometime in 2024. These funds become available 11/6/2023 and are expected to last maybe 30 days before the funds are depleted.

This program benefits first time homeowners as well as first responders to purchase a home in Florida with down payment and closing cost assistance as long as your employer is in Florida.
