To do a Final Walk-Thru or Not, That is the Question!

The question is should I do a Final Walk-Thru of the home I am purchasing before I close or don't waste my time. That is a question many times. But, the answer is easy. YES. You should always do a Final Walk-Thru before you close on a new home. I recommend doing it the day before you close just in case you uncover a potential problem. Doing the Final Walk-Thru the day before often provides enough time to resolve an issue without delaying your closing.

You ask, what could possibly happen? The Final Walk-Thru gives you the opportunity to make sure one last time before you sign on the dotted line that everything is still ok. If you requested repairs, this is the time you verify those repairs were done to your satisfaction. If the seller moved out of the home since you saw it last, it gives you an opportunity to make sure nothing was damaged on their departure. You also need to verify the items agreed to  by contract remain. One example may be appliances have been replaced or removed.

Besides these 3 key factors, there are a couple more to consider. Unfortunately, thieves can still steal break in and empty homes are easy targets. Yes, the home may be empty of your personal belongings, but they could still steal all of the appliances, air conditioner, water conditioners, pool equipment, etc. The last calamity to make sure you are free from would be a natural calamity. Some examples may be a tree falling on the home or a flood in the home.
