Why do I need to pay for title insurance? Many believe if you pay for a title search, the title insurance is not really necessary. If everything works the way it should, that may be correct. The title insurance protects you if something does not work the way it should. That is why lenders require title insurance.
Some of the possible title issues that can occur could be property boundaries, easements, liens not showing in title search, etc. I myself experienced an unusual easement problem with one of my clients. Somehow there was no title insurance which would have resolved the issue quickly.
