Should I buy a New Construction Home or a Resale Home in Winter Haven FL?

I think the answer to this question depends on you. There are benefits to each strategy.

New Construction homes can afford you a brand new home, color choices, extra features, home warranties from 1 to 10 years, a new roof that typically lasts 15 years in Florida, a new air conditioner which also lasts about 15 years in Florida, and nobody else would have lived in your new home.

The build out times for a new home range from 6 - 12 months depending on building supply availability. You must have the time to wait to build a new home. Some builders build speculation homes which means they choose the colors and features, build the home, and you buy it when it is completed saving most of the build out time.

New homes are typically more expensive than a resale home today for the same size and features. Of course, it is new.

One of the benefits of a Resale Home is the development of the community or neighborhood. You can see how the community has progressed and how your neighbors keep their home. Another benefit some look for in a Resale Home is the maturity of the trees and landscaping.

There are many other facets to consider when making this decision. Many buyers do not realize that a Realtor also provides information and guidance when purchasing a New Home. There is no extra charge to the buyer by the builder or Realtor when you use a Realtor. The purchase price will not reduce if you do not use a Realtor.
